The 9-point pre-shoot checklist we send every real estate client.

Most real estate listings in Greece die before the photographer arrives. Not because of the lens, the agency or the price — but because nobody prepared the property. We've shot enough villas, hotels and city apartments to know that the difference between a listing that sells in two weeks and one that rots for nine months often comes down to nine boring things.

Light is the only luxury

Open every blind, every curtain, every door. We're not afraid of natural light — we want as much of it as physically possible. Turn on every interior lamp too, even in daylight. Mixed light reads as 'lived in' in photographs, not as 'over-lit.'

If you have a bulb that's been out for six months, replace it. Sounds trivial, costs €3, ruins the frame.

Surfaces breathe

Kitchen counters: nothing on them except maybe a cutting board and a small bowl of fruit. Bathrooms: hide every shampoo bottle, every razor, every toothbrush. Bedrooms: the bed is made tight, no clothes on chairs, no chargers visible.

We're not staging a fantasy. We're letting the space itself be the protagonist. Personal items pull the eye and shrink rooms in photographs.

The exterior frame

Move the cars. Coil the hose. Sweep the entrance. If there's a balcony, set the table — two chairs, two espresso cups, an open book. That single detail does more for the listing than a drone shot.

If the building has a stained façade, we'll shoot tighter. If the neighborhood has character (Plaka stairs, a bougainvillea, a quiet square) tell us — we'll work it into the sequence.

What we bring, what you don't need

We bring the wide tilt-shift, the tripod, the colour calibration kit, and our own LED panels for the dark corners. You don't need to rent furniture, hire a stylist, or 'professionally clean' the place. A normal clean is enough — we retouch the rest.

What we will not do, ever: fisheye lenses, fake skies dropped into the windows, AI-generated 'enhanced' interiors. The photo and the property must match when the buyer walks in. Anything else is a refund waiting to happen.

We arrive 20 minutes early, walk the property, and shoot in the order the sun moves. If you've done the nine things above, we're out in two hours and your listing is live the next morning.
